Your Right to Access Records
Under Florida Statute 718.111(12), unit owners have the right to inspect and copy official association records. The association must make records available within 10 business days of receiving a written request.
Records available include financial documents from 2010 to present, meeting minutes, insurance policies, contracts, and other official association records.
Many Documents Available Online
Before submitting a request, check if the document is already available in the Member Portal:
- - Financial Reports (budgets, quarterly statements, tax returns)
- - Meeting Minutes (2005-2024 archive)
- - Governing Documents (declaration, by-laws, rules)
Use this form for documents not currently posted online.
Response time: Per Florida law, the association will respond within 10 business days. Most requests are fulfilled within 5 business days. You will receive an email confirmation of your request.
